Taking a listing from signed agreement to final closing involves careful paperwork management. Kimberly provides compliance-focused administrative support—due diligence tracking, contingency monitoring, appraisal tracking, loan milestone tracking, and deadline monitoring—to keep your seller file organized, dates calendared, and documents tracked according to the agreed scope.

Create and organize the file in the agent’s preferred transaction management system
Confirm available HOA information, association fees, LID and SID information
Send an introductory email to the seller
Order the preliminary title report and property profile
Coordinate the sign and photographer
Prepare and organize forms and disclosures throughout the transaction
Create and maintain the transaction timeline
Manage authorized administrative MLS tasks
Monitor and track home, appraisal, termite, and other applicable inspections
Monitor due diligence periods, contingencies, appraisal milestones, loan milestones, CIC review periods, and other key dates

Review the executed contract for administrative processing and open escrow
Send an introductory email to the buyer
Prepare and organize forms and disclosures throughout the transaction

Obtain the preliminary title report and opening package
